How can I share my 3D Virtual Tour online or on a MLS system?2019-02-20T11:21:02-04:00

We provide you with a unique link to your 3D Showcase that allows you to share it on social media, over email and wherever else you want!

For an MLS listing, all you need to do is paste the link into the listing section where it asks for the virtual tour link. The MLS system automatically syndicates the virtual tour link to websites that support virtual tours.

We also give you an embed code if you need to add the tour directly into a website.

You can post Teaser Videos on social media and other digital channels to drive engagement and show off the best parts of a property. Post your 3D Virtual Tour to Facebook, Instagram, and Twitter or add them to an email marketing campaign.

What do I need to do prior to the 3D Virtual Tour scanning?2019-02-20T12:21:13-04:00

We want to make this experience as easy as possible for you while providing you with the best quality 3D Virtual Tour. We work on a time-frame schedule. You should have the property staged and photo shoot ready before the technician arrives. The property must remain empty throughout the 3D scanning or photography session, including painters, contractors, maids, children, and pets. To avoid re-scheduling, we encourage you to use the following checklist.

General Areas of the Home
  • Thoroughly clean entire property, vacuum carpet, mop hardwood, clean countertops, and wash windows
  • Turn on all interior and exterior lighting, such as overhead lights, lamps, cabinet lighting, stove-top lighting, bedside lamps, ceiling fan lights, and any other secondary light sources, also replace any burnt out lightbulbs
  • Turn off all ceiling fans
  • Turn off all TVs & computers
  • Place all shoes & jackets inside closets
  • Open all blinds to let light in
Exterior – Front & Back Yard
  • Close garage doors
  • Move cars out of the driveway and from in front of the property
  • Clean up landscaping, trim bushes, clear leaves, and mow the lawn
  • Remove cobwebs from eaves and door frames
  • Sweep paths and porches
  • Hide visible water hoses
  • Remove toys/pet items
  • Clean pools, hide pool cleaning supplies and remove pool covers if it is free of debris
  • Hide trash cans
  • Tidy up outdoor furniture
Living Room / Family Room
  • Remove stacks of magazines, papers, mail, etc.
  • Arrange and fluff furniture pillows
  • Remove toys/pet items
  • Declutter fireplace mantel (we recommend five items max)
  • Clean the fireplace if necessary
Kitchen
  • Clear countertops completely of knife blocks, baking supplies, mail, etc.
  • Leave out one or two small appliances (ex. coffee maker)
  • Hide garbage cans
  • Hide dishes/sponges from the sink
  • Clear the refrigerator of magnets, papers, photos, etc.
Bathroom
  • Clear countertops completely of any soap, toothbrushes, medications, deodorant, etc.
  • Put toilet seats down
  • Clean mirrors, glass and all surfaces (no water spots)
  • Clear showers and tubs of any personal items such as shampoo, soap, loofahs, or razors
  • Switch out dirty towels for clean unused towels
  • Remove floor mats and trash cans
Dining Room
  • Clear, dust, and polish the table top
  • Use decorative place settings if available
  • Feature a centerpiece if possible
  • Straighten all chairs and space evenly
  • Remove any child seats or booster chairs
Bedrooms
  • Make all the beds, including decorative pillows/shams if available
  • Press bed linens & bed skirts
  • Tidy the master closet, it may be photographed
  • Clear nightstands of all personal items
  • Hide phone/tablet cables
  • Remove all clutter from the top of dressers
  • Clean under the bed, remove items that may show in photos
  • Remove diaper genies in baby rooms
  • Remove wall stickers and posters
  • Put all laundry in hampers and keep their lids closed
Best Practice Tips to Sell
  • During the photo shoot and showings keep your décor neutral (art, religious, political, etc.)
  • Remove any interior and exterior holiday décor such as holiday lights or wreaths
  • Walk through the property the morning of the shoot or a showing to double-check every room to see if something stands out
During Photo Shoots/3D Scannings We DO NOT:
  • Move or re-arrange furniture
  • Make beds, clean, dust or declutter
  • Pick up toys or yard items
  • Touch personal bathroom items such as shampoo, toothbrushes, deodorant or towels
  • “Photoshop” walls, damaged walls, power lines, wall pictures, cords, etc.
How long does it take to scan a property for the 3D Virtual Tour Showcase?2019-02-20T11:33:28-04:00

Residential properties take between 1 and 4 hours to scan, depending on square footage. A good rule of thumb is about 2.5 hours for a 4,000 square feet house, a condo is likely closer to 1.5 hours and a larger house around 7,500 square feet can take 3 to 4 hours.

From our experience, we have seen the following:

1,000 to 2,000 square feet – 1 to 1.5 hours

2,000 to 3,000 square feet – 1.5 to 2 hours

3,000 to 4,000 square feet – 2 to 2.5 hours

4,000 square feet and up – 2.5 hours or more

The turn-around time for getting your 3D Showcase depends on the size of the property being scanned. It usually takes between 12-24 hours (sometimes sooner) to publish your 3D Virtual Tour for properties around 3,000 square feet. For larger properties, it will likely take over 24 hours due to the processing and editing time.

Our goal is to provide you with 100% satisfaction. We do provide refunds, however, if you are not completely satisfied with your 3D Showcase we will do everything we can to fix it. We will come back to the property if necessary and make any adjustments that you feel are needed.
